Your declaration says one thing. The register may say another.

Before Vurderingsstyrelsen values a commercial property it sends the owner a declaration of the data it is about to use. This takes that declaration, pulls the same fields out of the public registers, and shows you every difference — with the register it came from and the day it was read.

This tool does not estimate market value. It says what your declaration states, what the public registers state, and the day each register was read. You file the objection yourself with your own MitID. We never ask for MitID, never hold anyone's credentials, and never act in your name.

What it does

  • Finds the property from its address and gets its BFE number — the identifier every Danish register is keyed by — out of the open cadastre.
  • Reads the registers that will answer: the cadastre for the land area, the soil register for contamination mapped on the parcel, the planning register for what the zone allows.
  • Keeps each register’s answer exactly as it arrived, so a figure you quote in an objection can be traced back a year later.
  • Turns a difference into kroner a year — but only where we hold the rate for that municipality. Where we do not, you get the difference in square metres and no invented number.

What it will not do

  • It will not tell you what your property is worth. That is a valuer’s job and a different profession.
  • It will not file anything. The objection is a document you read, change if you want to, and submit yourself with your own MitID.
  • It will not take a share of any tax you save, in the price list or in the code.
  • It will not report a register that did not answer as “nothing found”. If we could not ask, the screen says we could not ask.
